One folder for each rental property
A repair invoice at one address should not disappear into the records for another. Dossier gives each rental property its own folder, keeping original documents with the property they belong to. Capture an invoice, review the extracted details, and confirm its destination before filing it.
Capture rental expenses as they happen
Scan a receipt on your phone or import a photo or PDF. Review the supplier, date, amount and property address. Dossier can use the address on a document to help match it to a property; you remain in control of the assignment. Keep rent received separate from the expenses of running the property.
Organize the records behind T776
Form T776 is used to report rental income and expenses. Dossier groups supporting documents into rental categories such as insurance, property taxes, utilities, professional fees and repairs and maintenance. A folder per property is an organizational choice in Dossier, not a claim that every property requires its own separate form.
Repairs and improvements need different treatment
A replacement, repair or renovation can require more judgment than the supplier’s name suggests. Keep the invoice and a description of what the work changed. The current rental Guide explains the current-versus-capital distinction and why a receipt alone does not determine the treatment. Dossier preserves the evidence; it does not decide your final deduction.
Shared ownership and personal use
Keep the facts that explain who owns the property and how it was used. A whole-property bill is not automatically the amount you can claim. Dossier’s folders retain the documents while the applicable ownership share and personal-use allocation are settled at filing time.
Bring the property records into your year-end package
Review the year’s rental documents and unresolved questions, then export your organized data with the originals. Your rental folders remain distinct from business activities and personal T1 receipts. Dossier is a document organizer, not a rent-collection service, a tenant portal, or software that files your return.
